What inspections actually fail on
After a few hundred of these, the same four things account for most withheld bonds: the oven, the range hood filter, window and door tracks, and blind slats. They are slow, unpleasant jobs, so they are the first thing a cheap quote leaves out. Ours includes all four. If a quote is much cheaper than ours, check whether those are in it.

Size and bathrooms
Bathrooms and kitchens carry most of the labour in a bond clean.
Condition at handover
An oven that has never been cleaned is hours on its own.
Carpets
Steam cleaning is a separate trade and quoted separately. Many leases require a receipt for it.
Furniture
An empty property cleans faster and better. We can work around furniture, but say so when you book.

The things people ask first.
Do you guarantee I get my bond back?
[We offer a free re-clean within 72 hours if the agent lists something from our checklist.] No cleaner can guarantee a bond outright — it also depends on damage, wear and rent arrears, none of which are ours to fix. Be wary of anyone who promises otherwise.
Do you do the carpets?
We arrange steam cleaning through a carpet specialist and it appears as a separate line on your quote. Most leases require the receipt, so you get that document too.
How long does a bond clean take?
A two-bedroom unit is usually four to six hours with two cleaners. A larger house can run most of a day. We do not rush it, because a second visit costs us more than doing it properly the first time.
Should the place be empty?
Ideally yes, and with the power and water still connected. We can clean around furniture, but skirting boards and floors under items cannot be done properly if the items are still on them.
Can you clean the day the keys go back?
Usually, but book early — the last few days of the month are the busiest in the calendar, and so is the end of each university semester.
