The photo, and why it matters
At the end of every turnover we photograph each room and send them through. It takes four minutes and it settles three things at once: you can see the property is guest-ready without visiting, you have a dated record of its condition before the next guest arrives, and if something was damaged during the stay you can tell whether it happened before or after.

A fixed price per visit, quoted before we start and held there.
Property size
Beds and bathrooms drive the turnover time almost entirely.
Turnaround window
Same-day checkout-to-checkin costs more than an overnight gap, because it needs a dedicated slot.
Linen
We can use your linen or arrange laundered sets. Hired linen is billed at cost.
Consumables
Restocking is included; the consumables themselves are billed at cost with receipts.
Questions
The things people ask first.
Can you do same-day turnarounds?
Yes, that is the normal case. Send us your calendar and we will hold the slot between checkout and check-in.
Do you supply linen?
We can either use the sets you keep on site, or arrange laundered linen and bill it at cost. Most hosts start with their own and switch once they get busy.
What if a guest has damaged something?
We photograph it, send it to you immediately rather than at the end of the day, and leave it in place so you can decide. That timestamp is often what an Airbnb claim turns on.
What if a guest checks out late?
Tell us as soon as you know and we will move the slot if we can. If it eats the whole window we may have to reschedule, and we would rather say that than do half a turnover.
Do you restock supplies?
Yes — coffee, tea, toilet paper, soap, whatever you nominate. We buy at cost, send you the receipts, and flag when something is running low before it runs out.
